We fund the gap that others will not

Institutional capital usually arrives only once a project is de-risked. We invest earlier, where good developers are most constrained and value is created, and we stay hands-on through delivery.

Capital where it is scarce

Leadership capital before financial close, the stage at which experienced developers are most constrained, with cheaper capital crowded in as each project de-risks.

Governance, not just lending

Board seats, a seconded CFO, on-site monitoring and step-in rights on every project. We govern each rupee with the discipline an institution expects.

Documented in every project vehicle, alongside security over land, shares and receivables.

Asset management, paid for by the project itself as a monthly fee on an agreed scope, in addition to servicing the loan. To our knowledge, no bank, NBFC or fund in this segment offers that.

I came up as an underdog, from a town of a few thousand people, and nothing I have was given to me. That hunger to keep learning has never left me, and for the last ten years I have focused it on one sector: affordable housing in India. The moment that changed my life was watching a family from a modest background step into a home of their own, and seeing what that did to them. I also saw what was missing around them: a fragmented sector, capable developers without institutional support, and buyers without anyone standing up for them. That is what I am building now. A platform that brings fiduciary discipline and a centre of excellence to a sector that has had neither. And I am building it the way I would want my own money treated. The fund is guided by a board of directors and an investment committee of senior advisers across banking, real estate and development finance, providing independent oversight on every deal.
